Begin with a drain strategy. If new fixtures sit below the street sewer, specify an ejector pit with a sealed lid and a dedicated vent; above-grade fixtures can tie to gravity with proper slope and accessible cleanouts. Add a backwater valve where sewer surges are possible, and use PEX home-run manifolds so each fixture has its own shutoff. Stabilize pressure with a PRV (if city pressure is high) and include a potable expansion tank for tank-style water heaters. For comfort and water savings, a hot-water recirculation loop reduces wait times at a basement bath or bar. Finish risk management with leak sensors under sinks, behind the fridge/ice maker, and at the ejector pit—tied to an auto-shutoff valve.
Fixtures, Vents, and Condensate
Choose WaterSense-rated trims, trap primers for floor drains, and wet-venting only where allowed by code. Plan condensate routing for ERVs, dehumidifiers, and heat-pump water heaters to a hub drain with a check valve and clear service access.
Electrical: Capacity, Protection, and Future-Proofing
Perform a load calc and install a subpanel if the main is constrained. Dedicate circuits to the sump/ejector, dehumidifier, ERV, laundry, media rack, and bar appliances. Use GFCI/AFCI protection per zone, tamper-resistant receptacles, and metal in-use covers near potential moisture. Pull spare conduits to the media wall and office for upgrades, and separate low-voltage (Cat6, coax, sensor wiring) from high-voltage in labeled raceways. Where outages happen, a battery backup for the sump and a UPS for networking gear are inexpensive insurance.
Lighting & Controls
Adopt scene-capable dimmers and smart switches, with low-UGR LED downlights and linear wall-wash to reduce glare in low ceilings. Place serviceable junctions behind magnet-latch access panels and document a circuit directory at eye level on the subpanel door.
