Define a Legal Bedroom Upfront
A code-compliant attic bedroom hinges on a few non-negotiables: adequate ceiling height over the required portion of the floor area, a proper means of egress (either a compliant stair or an emergency escape and rescue opening with the correct net clear opening and sill height), sufficient natural light and ventilation or code-allowed mechanical ventilation, and a permanent, safe heat source (no portable heaters). Plan these early so you’re not redesigning after filing.
Ceiling Height on Slopes
Only the area above the minimum height counts toward habitable square footage on sloped ceilings. Use ridge-aligned sections to confirm where you meet the threshold; if you’re short, a dormer can reclaim headroom but will trigger structural, energy, and exterior review items.
Egress Windows & Stairs
When relying on a window for emergency escape and rescue, verify net clear opening, operation type (casement usually gains more opening), and sill height. Stairs must meet rise/run/headroom minimums, and guards/handrails must be continuous and properly fastened. Detail these on drawings with dimensions to avoid plan-review delays.
Detectors, Glazing, and Heat
Provide interconnected smoke and CO detectors, place outlets to modern spacing rules, and confirm a permanent heating system sized by load calculations. For privacy and comfort, combine low-U/appropriate-SHGC glazing with shades for daylight control.
