Drawings, Decisions, and Discovery—Before Demo
Great attic projects are won in precon. Start with coordinated architectural, structural, and energy sheets; capture existing conditions (dimensions, rafter depth, utilities, violations) and verify critical constraints: egress, ceiling height over required area, stair headroom, and dormer feasibility. Lock selections that drive lead times—windows, stair system, skylights, HVAC equipment, fixtures, and finish schedules—so procurement can begin immediately after filing.
Approvals, Logistics, and Protection
Confirm DOB filing strategy, special inspections, and (if applicable) landmark review. Create a site logistics plan covering debris path, dust containment, negative air, protection of lower floors, and neighbor notifications. Map structural shoring and sequencing if you’re reframing or adding dormers.
Budget & Schedule Controls
Issue an itemized estimate with allowances only where necessary, plus named alternates for quick value-engineering. Tie milestone payments to inspections (framing, rough MEP, insulation, final) and maintain a change-order ledger from day one. Build a two-week look-ahead and RFI/submittal log so trades don’t collide and materials hit the site just in time.
Commissioning Plan and Closeout
Schedule blower-door testing after air sealing, plan HVAC startup and balancing, and reserve time for punch and training on controls. Assemble a homeowner binder (warranties, cut sheets, paint formulas) before substantial completion.
