Blend Code Compliance with Visual Comfort
For an attic bedroom, start by confirming the emergency escape and rescue opening (EERO) requirements—net clear opening, minimum height/width, and sill height—then choose casement or roof window units that yield larger clear openings in tighter frames. On sloped roofs, position roof windows high enough for egress but not so high that direct sun becomes harsh at eye level.
Daylight Without Hotspots
Target 3–5% of the floor area as glazing for bedrooms. Favor north/east exposures for softer light; on south/west slopes, specify low-SHGC, low-U glazing and add blackout or light-filtering shades. Use matte, light-reflective shaft finishes to diffuse daylight deeper and reduce glare.
Detailing That Prevents Leaks & Condensation
Install manufacturer pan flashing kits, integrate self-adhered membranes, and continuously insulate skylight shafts so interior surfaces don’t run cold. Carry the interior air barrier to the frame with compatible tapes and gaskets; prefer wafer LEDs or surface fixtures to keep penetrations minimal.
