Design for the Endgame from Day One
Phasing works when the final vision is fully drawn up front. Have your architect/GC produce a master set that includes future dormers, HVAC zones, electrical panels, and millwork—even if you only build Phase 1 now. This lets you rough-in conduits, blocking, and structural headers today so you don’t demolish finished work tomorrow.
Pre-Wire, Pre-Pipe, Pre-Frame
Run spare conduits from the panel to knee walls and dormers; add capped plumbing stubs if a future bath or wet bar is planned. Frame openings and install headers for later roof windows so cutting the roof isn’t a second surgery. Label everything and photograph before close-up for easy reconnects.
Contracts and Allowances
Use a fixed price for Phase 1 core scope (structure, rough MEP, insulation, drywall), then option lines for Phase 2 features with valid-through dates. Keep small allowances for fixtures that might shift between phases, and protect pricing with pre-approved alternates.
Protection & Warranty
Seal unused stubs, cap conduits, and specify temporary finishes where future penetrations will occur. Document what’s dormant in the turnover packet so warranties aren’t voided by later work.
