What’s the best strategy to manage noise between the basement and upper floors in NYC multi-family homes?

Soundproof From Structure to Finish

Basements transmit impact noise upward through joists and structure-borne vibration. Start with resilient sound clips and hat channels to decouple ceilings from joists. Fill cavities with mineral wool insulation and add double 5/8″ drywall with damping compound for high STC performance. This stops both airborne noise and vibration transfer.

Flooring & Impact Control

Install rubber underlayment or cork composite beneath hard floors to absorb footsteps. For tiled zones, use crack-isolation membranes with acoustic ratings. Avoid directly attaching subfloors to joists—float them over foam or rubber pads for improved isolation.

HVAC & Plumbing Silence

Wrap waste and supply lines with acoustic pipe wrap and secure them with rubber grommets to prevent rattling. Line duct interiors near vents with acoustic insulation. Mount air handlers on vibration isolators and locate them away from living zones whenever possible.

Doors, Walls, and Finishes

Use solid-core doors with perimeter gaskets and automatic door bottoms. For partition walls, consider staggered stud or double-stud construction for the quietest results. Finish with dense, matte materials that absorb reflection rather than amplify it.
